General & Insurance FAQs

  • Do you work with insurance companies?

Yes. We can help you file a claim with your homeowners’ insurance carrier, providing any supporting documentation needed.

  • How fast can you get here? Do you come after hours?

Yes—OKSR takes emergency calls 24/7 across the OKC metro. We stop the source, protect the area, and start a measured drying plan on arrival.

  • Is it safe to stay in my home during drying or mold cleanup?

Often yes with proper containment and filtration; sometimes no with sewage, heavy mold, or strong odors. We’ll advise room-by-room safety after a site visit.

  • Will my insurance cover this?

Sudden, accidental water damage is often covered; long-term leaks usually aren’t. Mold coverage varies—OKSR documents the loss and can speak with your adjuster so you understand claim vs. cash pay.

  • Do you work with my contractor or property manager?

Yes—we coordinate with builders, PMs, and trades so drying and repairs happen in the right order. Everyone gets clear documentation to keep the project moving.

Water Damage FAQs

  • How long does water damage restoration take?

Completely drying everything out will depend on the severity of the water damage, as well as the type of structure damaged. The average restoration period is 3 to 5 days, but that can change if demolition or the removal of hazardous materials is involved.

  • How fast does mold start after a leak?

Mold can start within 24–48 hours on wet materials. You may not see it right away because it often begins behind walls or under flooring. Quick, measured drying is the best prevention.

  • What should I do after a burst pipe?

After a burst pipe, immediately turn off the water supply at the main valve to stop the flooding. Next, call OKSR - Property Restoration Services for professional repair. Safely begin removing standing water to prevent mold, document the damage for insurance, and contact your insurance provider to begin the claims process.

  • What should I do right after I find water damage?

Shut off the water if you can, stay safe around electricity, move valuables off wet floors, and blot standing water. Don’t start tearing things out—disturbing materials can spread problems. Call OKSR and we’ll measure moisture and set a drying plan that fits your home.

  • Do I need to replace drywall or carpet after a flood?

Sometimes we can save materials if clean water is dried quickly; long-wet or “dirty” water often means removal for health and odor reasons. We’ll test, document, and explain your options before work begins.

  • How long does drying take?

Most clean-water jobs dry in about 2–5 days. Timing depends on how wet things got, the materials, and Oklahoma weather; we check and adjust daily so we’re not guessing.

  • How much does water-damage cleanup cost?

It depends on how much is wet, how long it stays wet, and the source of the water. After moisture mapping, we provide a written estimate and help you weigh claim vs. out-of-pocket

Mold & Mildew FAQs

  • Is this “the bad mold” or just mildew?

Mildew is a light, surface mold that looks flat or powdery and often wipes off; heavier mold is darker/fuzzy, spreads into materials, and can affect air quality. If it returns quickly, smells musty, or covers more than a few square feet, call a pro—especially if anyone is sensitive.

  • Can I clean small mold myself?

Small, surface spots (like on bath caulk) can be DIY if you also fix the moisture source. Call OKSR when it’s larger than a few square feet, keeps coming back, smells musty, or anyone has asthma/sensitivities.

  • How do you keep mold or dust from spreading to clean rooms?

We isolate the work area, filter the air with HEPA, and control airflow so dirty air doesn’t move into clean spaces. We also protect the HVAC and use clean entry/exit routes.

  • Are your cleaners safe for kids and pets?

We match products and methods to your space and health concerns, with low-odor/botanical options available. We follow label directions for contact time and rinsing and let you know when an area is ready to re-enter.

Smoke & Odor FAQs

  • Why does smoke odor keep coming back?

Smoke particles hide in tiny pores in paint, cabinets, and fabrics and can “wake up” with heat or humidity. Lasting results require source cleaning, fabric care, targeted odor treatments, and sometimes sealing/repainting.

  • Can you handle lingering pet or musty odors that aren’t “mold everywhere”?

Often yes—most odors trace back to a specific source like damp padding or a crawlspace issue. We find it, treat or remove it, and use odor-neutralizing methods so smells don’t return.
